Habitech Group's Director Kamal Singh is highly excited about the Wish Town project. He is confident that this project would be major success because of the inherent advantages of the location and the nature of the project. Money Mantra spoke to him to find his opinion on various aspects of this project and current state of the real estate business. Edited excerpts:

Could you give us a brief overview of your group and its operations?

After graduating from Delhi University, I joined Sahara India as a Management Trainee in 1992. At that time, they were trying to establish Sahara Housing and I got into that. Over the next five years, I learned the fundamentals of real estate business. Then I decided to leave the job and start on my own in this business. With this intent, I set up Habitech Group as a partnership firm, which we finally converted into a private limited company in December 2012.

  1. Neemrana is likely to emerge as a major corridor, driving both industrial and manufacturing growth with residential development an offshoot of the increasing housing requirements for the working population and the expatriates likely to be employed here.

  2. Neemrana as a global city and signed up MoU with Japan External Trade Organisation (JETRO), Neemrana’s infrastructure improved significantly and provided space to grow to several industrial, residential and institutional set-ups.

  3. Typically, the portions of the highways which abut cities lying on these routes witness hectic development activity right from the time projects are first announced. This activity gather momentum as the highway nears completion. The NH-8 connecting Delhi to Jaipur has seen a similar growth trajectory.

  4. This development has also increased its pace with the intervention of an industrial hub, i.e. The Rajasthan State Industrial Development & Investment Corporation Limited (RIICO) is aggressively pushing for rapid development and major investments into the town.

  5. "The success of tourism depends on the benefits extended to travellers. Infrastructure, including city roads and highways, is the key facilitator for tourism. In the name of a road, one can't have slush and potholes. Even the wayside amenities on NH-8 are hardly sufficient," said a major player in the state's tourism sector.

  1. Yamuna Expressway Industrial development Authority has approved the metro rail project between the proposed metro station at Pari Chowk

  2. The main idea of developing the aviation hub was to boost industrial development in the region, increase tourism, growth in hospitality sector, SEZ exports, agriculture exports etc.

  3. The Yamuna Expressway Industrial Development Authority (YEA), which has plans for developing five townships along the expressway, has undertaken a lot of urban development work in the whole area.

  4. The pleasant ambience, close connectivity to all important places of the Delhi NCR, and a great neighborhood of well established residential colonies and commercial spaces are some of the advantages that this location offers. India’s Formula One racing circuit, Pari Chowk, various educational institutions, IT and ITeS companies are also located in the close vicinity of the forthcoming realty projects.

  5. India had the first successful Formula 1 race last year. Developers were smart to cash-in on this event, and the plotted development along the expressway witnessed a price increase of almost 50-70 per cent.

  • Apart from the Global City, RIICO is also putting up large industrial estates extending 2000 acres called Neemrana Phase III. The Rajasthan Government has approved 1,100 acres of land to RIICO for a large industrial estate which would also have a residential colony with educational, medical and recreational centres. An Export Promotion Industrial Park (EPIP) spread over 210 acres is another project where some plots have already been occupied by industries.

  • The best investment opportunities along the Delhi-Jaipur belt : The 250-kilometer stretch between Delhi and Jaipur has become a hotbed for real estate development, with areas like Manesar, Dharuhera, Bhiwadi, Neemrana, Kotputli and Alwar becoming the new catchwords for investors.

    Neemrana has attracted heavy industrial investment from Japanese manufacturing firms. Currently, a 1,200-acre Japanese Zone is 70% operational, with heavy investment in manufacturing facilities by firms such as Daikin, Mitsui Chemicals, Nissan, Nippon and NYK Logistics. The Japan External Trade Organization and the Export Promotion Industrial Park, spread over 3,500 acres, developed by the Rajasthan State Industrial Development and Investment Corporation (RIICO) in several phases, are other industrial zones that have led to this sub-market’s emergence as a major industrial hub. Some residential projects by Ashiana, Eldeco and Anant Raj have already been launched. This sub-market has tremendous potential for integrated township projects and low-cost, affordable housing.

  • Behror: An emerging destination to invest on NH8 “Neemrana is the venue of upcoming industrial and infrastructural developments which will drive residential demand in the region,” says Santhosh Kumar, CEO – Operations, JLL India. Those who are in search of property investment options are opting for Behror because of its affordability and expectations of future development.
